Exclusive: Condo tower Altura Bayshore begins site work

Site work has begun to make way for a 22-story, 73-unit luxury condominium tower in South Tampa.

Naples-based Ronto Group, the developer of Altura Bayshore, said it has started horizontal construction on the site at 2907 S. Ysabella Ave., which is off of Bayshore and Bay to Bay boulevards.

In the last six weeks, $31 million worth of condos have been presold, the developer said, leaving “only a few” penthouse units. The units range from 2,176 to 3,575 square feet and are priced from $1.3 million to $3.4 million.

Connor and Gaskins Unlimited of Naples is the general contractor; Smith and Associates Real Estate LLC has listed the condos for presale.

Power lines and underground utilities on the Altura site have already been relocated; in the weeks ahead, the crews will remove the pavement and begin drilling for two separate buildings. The first is a parking deck for the existing office tower on the property — the Altura site currently serves as surface parking for office tenants.

“We are seeing demand everywhere, locally, domestically and even internationally as of late,” Anthony Solomon, owner of the Ronto Group, said in a statement. “Buyers are attracted to Altura because of the convenient location, the abundance of amenities and private luxury experience with direct water views.”

Altura faced several delays early on its presales campaign; it launched shortly before the novel coronavirus pandemic shuttered nonessential businesses. In July 2020, as interest in the condos ticked up, Solomon told the Tampa Bay Business Journal that a mid-2021 groundbreaking was “realistic.”

Ronto Group begins contract conversions in Tampa

Altura Bayshore tower reservations have exceeded demand, developer says, as required state documents are filed.

The Ronto Group has hit an important milestone with its planned 22-story Altura Bayshore condominium tower in Tampa by beginning to convert buyer reservations into sales contracts.

The Naples-based developer also has filed required condominium documents with the state for the project, which mandate the project be delivered within a set time frame.

Ronto Group owner Anthony Solomon says that final preparations are taking place to begin construction on the 73-unit tower, at 2910 W. Barcelona St.

Condo projects such as Altura Bayshore have benefited from low interest rates and an influx of residents to the Tampa area from northern states amid the COVID-19 pandemic.

At Altura Bayshore, units measure from 2,176 square feet to 3,575 square feet and are priced from $1 million to $2.9 million, according to a statement. 

“We are thrilled with the design and progress of this exceptional tower overlooking Bayshore Boulevard,” says Solomon in the statement. “This location provides an extraordinary opportunity for buyers, and we believe the best value of any tower going up in Tampa Bay.”

The project also features several unique “lifestyle” amenities such as an outdoor rooftop swimming pool with cabanas and a sunset terrace.

“Bayshore is well known as such a premier location in Greater Tampa Bay, and we are extraordinarily confident in both Tampa and this location in particular,” Solomon adds. “Buyers have recognized this opportunity, and we are thrilled to move ahead to bring this exciting project to life.”

Altura Bayshore Designers Pull Back the Curtain to Reveal Style and Design of Interior Spaces

As more buyers place reservations for their future homes in Tampa’s Altura Bayshore, designers of the 22-story luxury condominium tower this week pulled back the curtain to preview the look, feel, and style of interior spaces that homeowners will enjoy.

Combining classic style with a modern Parisian ethos, residents and their guests will experience spaces wholly unique in Tampa Bay, with features that provide relaxing comfort and are designed to spark conversations. Interiors will feature lavish furniture, luxurious floors, classic ceiling elements, and dynamic art pieces throughout the lobby, elevators, halls and the one-of-a-kind rooftop pool and spa deck atop the tower.

“We started by taking inspiration from the neighborhood around Bayshore Boulevard, which is full of so many exciting and wonderful restaurants and shops,” said Troy Beasley, principal of the long-time Florida-based design firm Beasley & Henley that designed interior spaces at Altura. “There is so much to discover nearby, and so we wanted a tower that had much to discover inside as well.”

The tower’s unique appeal has led to a rush of visits to the Sales Gallery on West Barcelona Street and reservations by buyers. Only three penthouse residences remain unreserved.

Unlike many towers that too often look the same inside and out, Beasley said he wanted Altura residents to have a special experience when arriving inside their tower. He knows many buyers will be very well traveled, and will be familiar with interior spaces at hotels, shops, and restaurants in New York, Chicago, Los Angeles, London, and elsewhere. In response, Altura’s spaces are made to exceed expectations.

The differences begin the moment residents enter the lobby space. Instead of stark white floors that are common in other towers, Altura will have more sophisticated stone tiles and hewn chevron wood floors that give a natural and interesting energy. A staffed, gracious front desk space will be framed in dynamic artwork. Furnishings will be an expression of modern Parisian style, with a sense of warmth, comfort and historical relevance – including luscious fabric couches, shelves with unexpected art pieces, and wood-paneled walls with metal trim tracing Art Deco curves. A mix of classic, such as plaster ceilings, will mix with more contemporary elements, such as gold, bronze, and silver in coffee tables, pendant lighting, and frames.

Beasley said that these custom blended styles present in the lobby “bring style and comfort and make people stop and look, in addition to sparking a conversation”.

Beasley brought to the Altura tower his firm’s extensive experience working with the luxury residential property developer, The Ronto Group. The companies have collaborated on multiple other towers, including the hugely successful Omega project in Naples.

“Troy and his team have an impeccable eye for style that truly appeals to residents of our towers,” said Anthony Solomon, owner of The Ronto Group. “Besides making beautiful spaces, they make environments that residents truly enjoy living in.”

Moving up into the Altura tower, Beasley designed a rooftop club room for residents and their guests that has expansive spaces, comfortable couches, and a fireplace for relaxing and taking in the view of Bayshore Boulevard below.

Beasley also helped design a signature element at Altura, the one-of-a-kind outdoor rooftop experience that occupies the full rooftop of the tower, complete with a rooftop pool, rows of cabanas, bar spaces and a sunset terrace. The wrap-around rooftop layout means residents will have views of Hillsborough Bay and Bayshore Boulevard to the east, western sunset views towards Old Tampa Bay, northern views of Downtown Tampa and views to the south as well.”

In addition to shared spaces, Beasley & Henley designed two guest suites that are available for residents to reserve when friends and family come to visit.

“We think it is very important to design with longevity and creativity in mind to stand the test of time,” Beasley said, “and stand apart beautifully in the skyline above Bayshore. Altura will be its own place, wholly unique.”

Long view: Developer sees post-lockdown surge of activity as trends converge

Ronto Group, a privately held Naples-based developer of luxury condo towers up and down the Gulf Coast, planned the 22-story Altura Bayshore well before the coronavirus pandemic changed life as we know it. But in retrospect, the building’s design and amenities seem almost prescient.

Designed by Curts Gaines Hall Jones Architects, the $80 million South Tampa project — at 2907 S. Ysabella Ave., overlooking the city’s renowned Bayshore Boulevard — features a host of bells and whistles, such as private elevators, that will appeal to buyers in the new era of social distancing.

However, after opening a sales center for Altura Bayshore in December, Ronto Group was forced to shutter it when the pandemic struck.

“Having to shut the sales office for a couple months was not what we wanted to do,” says Anthony Solomon, the second-generation owner of Ronto Group who’s run the firm since 2008. “But it had to be done for everyone’s safety.”

Solomon, 45, says he didn’t let the economic shutdown throw him and his team off track: They quickly shifted their sales presentations to video conferencing platforms like Zoom. In another prescient move, Ronto Group invested in the development of videos that would give potential buyers a virtual yet lifelike “fly-through” look at Altura Bayshore, inside and out, even though construction won’t begin in earnest until next year. That served to highlight the development’s many features, like pickleball and bocce courts, putting green and a dog-walking area, that appeal to people who are now spending much more of their time at home.

“We’re fortunate that we planned it with all these great outdoor spaces, private elevators and things like that,” Solomon says. We have everything that people are focused on. All of that was baked into the plan beforehand, so we haven’t had to make any changes and we’re certainly reaping the benefits now.”

The project timeline also proved to be a blessing in disguise, because Ronto Group didn’t have to lay off or furlough any of its 35 employees, or halt construction, Solomon says. During the time it couldn’t make sales presentations in person, the company invested in its website, tweaking it so it would get more traffic from people stuck in their homes. For example, Ronto Group added a button to the Altura Bayshore homepage that, when clicked on, would take users directly to a page where they could sign up for a virtual presentation.

“People have been reaching out for Zoom presentations,” Solomon says. “They’re educating themselves. So now, when they come in, they’re zeroed in on which floor plan they like and what features they’re after, and they come with a good list of questions that we can answer.”

Ronto Group hoped for the best, but expected the worst — so Solomon was pleasantly surprised when four buyers made reservations, which require deposits, in mid-July as soon as the sales office reopened. (A deposit for a residence in Altura ranges from $25,000 for a regular unit to $50,000 for a penthouse unit. Residences are priced between $1 million and $2.9 million.)

“Nobody really knew what to expect, post-COVID,” Solomon says. “It’s been a trying time seeing what’s happening around the country … but one of the unintended consequences [of the pandemic] is that you started having people want to come to Florida to get out of New York or New Jersey or wherever.”

Solomon estimates about a third of Altura Bayshore’s 18 reservations have come from out-of-town buyers. It’s a trend he foresaw when residents of the Miami area, a coronavirus hotspot, began buying units at Ronto Group’s projects in Naples. But in a sign of Altura’s broad appeal, other trends have also converged to drive sales.

“The balance of our market (is) who we thought it would be: people who are living in South Tampa that are ready to move to high-rise living,” he says. “We also have a lot of people from the north Tampa Bay area ready to get out of gated communities.”

Another design differentiator, Solomon says, is the way the residences have been envisioned as “thru units,” meaning they offer views to both the east and west, while the end units offer views in three directions.

“We’re delivering by far the best value for a new tower on the Bayshore corridor,” he says. “With these ‘see-through,’ front-to-back units, you get a view out of both sides. It’s amazing — every unit has a view of the bay.”

Rising up to challenges with architect Bob Hall

From an early age, Bob Hall was happiest “making stuff.”

The son of a sheet-metal worker and a schoolteacher, Hall admits he always gravitated toward the creative. “My mom was artistic and poetic, and my dad was great with building things. We always had a garage full of tools and building materials. I took a drafting class in high school and had started experimenting with pattern drafting. My father had several books of sheet metal patterns, which are like patterns for clothing, only they’re patterns to make things out of metal. I made everything from a ship’s funnel to a simple can. I loved the whole process and would repeat the patterns to create elaborate models as a kid.”

A lot has changed since then but Hall, the president, CEO and director of architecture for Curts Gaines Hall Jones Architects, is still happiest when creating. Born in Tampa’s first suburb, Seminole Heights, Hall moved with his family to the “boonies” of Brandon at age 10. Going from craftsman-style bungalows in the shadow of gothic Hillsborough High School, Hall traded one brand of Tampa beauty for another: “I learned a whole other side of Florida, building forts, fishing and nature.”

His work as an architect reflects these dual attractions of Florida. CGHJ Architects has built a reputation for large-scale, complex projects of mixed-use up and down the West Coast and beyond. They’re also known for many other Southwest Florida award-winning high-rise projects, as well as adapting and restoring historic Tampa landmarks such as the Cuban Club, or the Florida Brewery, at the direction of his long-time business partners Stephanie Gaines and Charles Jones.

Hall’s academic path to architecture started with courses at what was St. Petersburg Junior College in the 1970s, with a direct transfer program to the University of Florida. He credits his first mentor, professor SPJC Donald Bergsma, with providing a strong foundation for growth. “He was such an inspirational teacher that his students came out with a great knowledge of drawing techniques, shade, shadow, color, three-dimensional thinking and all types of skills you learn in early design school. It prepared me to go straight to the upper-division of undergrad at Florida.”

Another mentor would guide Hall’s career, Gerald Curts, the founding president in 1975 for the Tampa firm, the Design Advocates. Hall worked under Curts during school breaks, and after graduation worked full-time, before pursuing his master’s in architecture for full licensure. “I was tired of being a struggling student, eager to design and earn a paycheck,” Hall says. “The firm was a fun, young, growing group of designers. We did all kinds of work, so I learned by doing, really, as a journeyman architect.” Eventually he returned to UF, completing his credentials before heading home. Now fully licensed, Hall and his colleague, Stephanie Gaines, were made partners with Curts, and the firm changed its name to Curts Gaines Hall in 1992, with Chuck Jones added as a partner a few years later.

Hall is quick to credit Curts for the firm’s success. “Gerry is a generation older than the rest of us, and he was so influential, not only to us but to dozens of local architects. He was so giving in allowing young, aspiring, smart people to have ownership in the company and to grow that ownership.”

Hall admits the partnership changed his perspective, instilling in him a strong sense of responsibility and introducing him to the business side of creative work. For Hall, it only made the process more enjoyable: “Design is always challenging no matter what, and often the more restrictions and constraints you have, the more fun it is. It’s easy if your client says, ‘Here’s a blank sheet of paper, do whatever you want, no matter the cost,’ but that’s rarely, if ever, the case. What’s fun and challenging is to fit within a strict set of parameters and still create an interesting project.”

Hall successfully faced one such challenge recently when CGHJ took on the design for Altura, the luxury condominiums planned near the intersection of Bayshore and Bay to Bay boulevards in Tampa under the direction of The Ronto Group. As Hall explains, “Development, in general, has become more difficult, as most of the good land is taken or inappropriate. We see a lot of smaller sites that are more complicated to develop. Ronto saw an opportunity that a less savvy developer would miss.”

Hall relished the special challenges of Altura. “It wasn’t simply Ronto’s specifications we had to satisfy as there were entitlements from the prior zoning. It’s both a science and an art to create the perfect design within your various restrictions,” Hall says.

With spacious floor plans, private elevators and a rooftop pool area featuring glass railings, a clubroom, cabana and spa, all with bay-to-bay, panoramic views, the Altura project exceeds expectations.

Hall now acts as a mentor to younger architects, concluding, “despite all our success, we’ve weathered many challenges as a firm. But the tough times were also a steel-forging opportunity. It taught us the value of having work, and of cultivating talented people to stay and grow alongside you.”

A Penthouse Experience Like No Other

And so the excitement builds. You exit from your own private elevator foyer into your penthouse. Upon opening the door, flicking the light switch has no need. Massive windows fill your front-to-back floorplan with natural light. Ahhh, welcome home.

Over 3,500 square feet of luxury with a new view at every turn and every time. Looking east: Sunrises over Hillsborough Bay. Then west: Sunsets over South Tampa Bay. Looking up: Eleven-foot ceilings?
